Knowing When You Need A Building Permit

Do you know when you need a building permit? Many people don’t. It can be difficult to navigate County and City websites in search of information. The difficulty can continue when it comes time to apply for a permit. In many cases, not doing so can get you in to some trouble. More importantly, obtaining a permit ensures the work being performed is done so safely.

What happens when you don’t apply for a necessary building permit?

As a homeowner, if you get caught working without a permit, you’ll be forced to get one…at multiple times the price. Your project will be shut down until a permit is granted. The scheduling delays could cost you more than the fines.

If a contractor gets caught working without one, the same fines will be levied and the project will be shut down until one is granted. Additionally, the contractor’s license will get tagged and they could face disciplinary action from the State.

If you happen to complete your project without a permit, you could still get caught later. It is likely you will sell your home at some point. If an inspector notices work was completed without a permit, you will need to get one. As such, that is called a permit by affidavit. You will need to hire a design professional to create blueprints matching the work that was completed. The caveat is that the blueprints will need to be designed to meet the current Building Code. If your work wasn’t completed in accordance with the Code, more work will need to be done to bring it up to code, thus, costing you more money.

Which types of projects require permits?

The need for a permit may vary depending upon which County or City your property is located. Typically, the types of projects requiring a permit include, but may not be limited to, the following:

  • New construction
  • Additions
  • Most alterations
  • Demolitions
  • Window replacements
  • Electrical alterations
  • Plumbing alterations
  • HVAC alterations
  • Roof repair/replacement
  • Screen enclosures
